Florida Hometown Heroes, Explained

A state program that helps the people who keep our communities running buy their first home — with up to $35,000 in down payment and closing-cost help.

What it is

Hometown Heroes is a program of the Florida Housing Finance Corporation that helps eligible first-time buyers with down payment and closing costs. Assistance can be up to 5% of your loan amount, capped at $35,000. It comes as a 0% interest second mortgage that's deferred — you don't make monthly payments on it — and is repaid only when you sell, refinance, transfer, or pay off your first mortgage. (It's not forgivable.)

Who qualifies

  • First-time buyer — you haven't owned a primary residence in the last three years
  • Full-time employee of a Florida-based employer (veterans are exempt from the employment requirement)
  • Minimum 640 credit score
  • Under your county's income limit (roughly 150% of area median income)
  • Buying a primary residence (no investment properties)

Since 2023, the program covers any full-time Florida employee under the income cap — not just specific professions.

Why timing matters

The state funds Hometown Heroes each year, and demand is high — recent rounds have run out within weeks of opening. Because availability changes, the smart move is to get pre-qualified early so you're ready the moment you find your home.

Not eligible? You still have options

Self-employed or 1099 earners don't fit this particular program — but there are other strong low-down and $0-down paths (including VA and USDA), and we're glad to map them for you. Explore all first-time buyer options →
